The real estate market in Manhattan Beach's Tree Section has been on fire with little-to-no inventory and high buyer interest for most of the year. Since the beginning of the year, buyers saw this as an opportunity with low interest rates and prices down to snatch up a property. The 500 location is a very desireable spot with close access to a few parks, the sand dunes, and still walkable to the beach.
583 31st Street Manhattan Beach: Listed on August 9th, 583 31st St. is already under contract and has a backup offer in place. Offered at $1,299,000, the home sits up high so it has views of the hills and Sand Dune Park. Grandview Elementary is a walkable distance.
The home has hardwood in the dining and living rooms and a nice sized family room with backyard access. The large lot was probably enticing to many – measures 40 by 125, so it’s a standard size lot in the Tree Section.
Manhattan Beach Tree Section Homes For Sale: 500 Block
579 29th Street, Manhattan Beach Trees: This one floated around as a pocket listing for about three months without drawing any interest. Sixteen hours before it officially hit the market, it brings in mutiple offers.
It was listed at $1.399 million and my clients bid $100,000 over asking and didn’t get it, so it will be interesting to see the winning bid when the property closes escrow. But we are guessing around $1,510,000ish.
It’s a great little Tree Section house: 4 bedrooms, 2 bathrooms, hardwood floors, French doors and a nice backyard. All this and a guest cottage too! The cottage also has hardwood and a three-quarter bath. This is an A location in the Tree's and with very light inventory it meet a few buyers needs. This $1,300,000 to $1,700,000 price point has been moving with conviction this last year.
